Who Needs Flood Insurance?

Flood insurance is a must for anyone who lives in an area prone to flooding, whether it's due to heavy rain, storm surge, or other reasons. In Louisiana, flood insurance is often required for homes and businesses located in high-risk flood zones that have a mortgage through a federally regulated or insured lender.

However, even if you don't live in a high-risk flood zone, it's still a good idea to consider purchasing flood insurance, as floods can occur anywhere and cause significant damage. In fact, about 20% of flood insurance claims come from areas outside of high-risk flood zones.

Homeowners, renters, and business owners can all purchase flood insurance policies to protect their property and belongings from flood damage. It's important to note that standard homeowners’ insurance policies typically do not cover flood damage, so a separate flood insurance policy is needed.

  • Excess flood insurance is a type of insurance policy that provides additional coverage for damages caused by floods that exceed the coverage limits of a standard flood insurance policy.

Standard flood insurance policies are typically provided by the National Flood Insurance Program (NFIP) and have coverage limits of up to $250,000 for the building and up to $100,000 for the contents. Excess flood insurance is designed to provide additional coverage for property owners who need more protection than the NFIP policy provides.

Excess flood insurance is offered by private insurers and can be purchased by homeowners, businesses, and other property owners who are in flood-prone areas or who want extra protection against flooding. This type of insurance may provide coverage for damages caused by floodwaters that exceed the limits of the standard policy, as well as for other losses related to flooding, such as debris removal, mold remediation, and temporary living expenses.

Excess flood insurance can be an important financial protection for property owners who live in areas prone to flooding or who want to ensure that they have adequate coverage in the event of a catastrophic flood.

  • The amount of flood insurance a person needs depends on a variety of factors, including the location of their property, the level of risk in their area, and the value of their home and possessions.

The Federal Emergency Management Agency (FEMA) offers the National Flood Insurance Program (NFIP) which provides coverage up to $250,000 for the structure of the home and up to $100,000 for personal possessions. However, some homes may require higher coverage limits based on their value.

Additionally, it's important to note that flood insurance doesn't cover all types of damage caused by flooding. For example, damage to landscaping or swimming pools may not be covered, and there may be limitations on coverage for basement areas or areas below the lowest elevated floor.

It's recommended that individuals speak with a licensed insurance agent or broker to determine the appropriate amount of flood insurance coverage for their specific situation. The agent can provide more detailed information on coverage options, limitations, and costs.
